Albemarle Supervisors consider rezoning for Habitat duplex

CHARLOTTESVILLE, VA (CVILLE RIGHT NOW) – Amidst large ongoing large projects like Southwood in Albemarle, and Carlton Mobile Home Park and Flint Hill in Charlottesville, Habitat for Humanity is seeking a rezoning of property by the Albemarle County Board of Supervisors to build a single duplex just outside of Crozet.

While projects such as Southwood and Carlton have been international models for ways Habitat for Humanity of Greater Charlottesville has created large affordable housing communities crafted by residents of those neighborhoods, this duplex is one of the small-scale projects Habitat has traditionally done since it’s founding.

The project narrative before Supervisors Wednesday evening involves a parcel a little over a-half acre at 5546 Three Notch’d Road between downtown Crozet and Star Hill Brewery that Habitat wants to be rezoned from a single-family dwelling property to a zoning that would allow two single-family attached units.

The application stated, “Habitat for Humanity seeks to subdivide the property into two lots with the internal property line located on the shared common wall of the duplex. The two lots will be available to be purchased individually by families working with Habitat for Humanity.”

The project had the unanimous support of the Planning Commission with staff noting part of that is it fulfills an objective in the Comprehensive Plan with “100% of total units
between 25%-80% of AMI as determined for a period of 30 years for for-sale housing”.

The property once had one single-family dwelling on it which was a few years ago and is now vacant.

The petition is one of two actions items on a light Board of Supervisors meeting agenda.
